Terms and Conditions
The terms for using this website, and a general guide to how renting through us works.
Last updated 5 November 2026
About these terms
These terms apply when you use this website. By using it you agree to them. If you do not agree, please do not use the site.
They are not a tenancy agreement. Renting a home from us is covered by a separate written tenancy agreement that you sign.
Who we are
Stoke Graduate Homes (“we”, “us”, “our”) lets furnished student and graduate homes in Shelton, Stoke-on-Trent. This website is run by us.
You can reach us by email at Stokegraduatehomes@gmail.com or by phone or WhatsApp on 07459 607936.
Using this website
You may use this site for your own personal, non-commercial search for accommodation. You must not:
- use it for anything unlawful, or to send us false or misleading enquiries;
- copy, scrape or resell its content, or try to interfere with how it works;
- try to gain unauthorised access to it or to any system connected to it.
Listings, prices and availability
We take care to keep listings accurate, but homes let quickly and details change.
- Prices are per person, per week, unless a listing says otherwise. What the rent includes, such as bills, is stated on each listing and in your tenancy agreement.
- Photographs show the homes advertised, but furnishings and decoration may have changed since they were taken. Images marked “representative” are for illustration only.
- Room sizes and distances are approximate.
- Availability can change without notice, so please check with us before relying on it.
A listing is an invitation to enquire, not an offer to let. A tenancy exists only once a tenancy agreement has been signed by you and by us. We recommend you view a home before you commit to it.
Enquiries and viewings
Sending an enquiry does not reserve a home or book a viewing. A viewing is confirmed only when we reply to confirm a date and time. We may decline or reschedule a viewing if we need to.
Renting a home through us
The detail is set out in your tenancy agreement and the paperwork we give you before you sign. In general:
- Applicants must be 18 or over. We may ask for identification, proof of student status or income, references and a right to rent check, and may ask for a guarantor.
- To reserve a home while checks take place we may ask for a holding deposit of up to one week’s rent. See Fees and Deposits.
- Your tenancy deposit is protected in a government-approved scheme within 30 days of you paying it, and we will give you the prescribed information about it.
- If a group of friends sign one tenancy together, each person is usually “jointly and severally” liable. That means each of you can be held responsible for the whole rent and for damage, not only your own share.
- Rent and bills are payable as set out in your tenancy agreement.
Tenancies in England are governed by the law of England and Wales, including the Renters’ Rights Act 2025 where it applies, and by the terms of your tenancy agreement.
